Kitimat home values rise six per cent in 2026 property assessments

Property assessment notices for 2026 are now arriving for property owners in Kitimat.

According to BC Assessment, the real estate market in North Central B.C. is holding steady, and Kitimat’s assessments show this. Around 250,000 properties in the area were assessed this year. Notices are in the mail, and values are posted at bcassessment.ca.

In Kitimat, the average assessed value of a single-family home is up six percent, from $344,000 in 2025 to $364,000 in 2026. Strata properties, like condos and townhouses, are also up six percent, with typical values going from $261,000 to $276,000.

“The North Central real estate market remains stable, which is being reflected in the 2026 property assessments,” said Jarret Krantz, Deputy Assessor with BC Assessment. “Most homeowners can generally expect value changes in the range of 5% to +15% with some exceptions depending on the community.”

Total property assessments in North Central B.C. went up from over $99.8 billion in 2025 to around $104.7 billion this year, with almost $1 billion from new builds, subdivisions, and rezoning.

If property owners think their assessment doesn’t match the market value as of Jul. 1, 2025, or if there’s something wrong on their notice, they can reach out to BC Assessment this month. Appeals need to be filed by February 2 for an independent review by a Property Assessment Review Panel.
